WHAT WE DO

The services undertaken include all scope of works from Preliminary Design Appraisals to Contract Administration relating to new buildings, refurbishments and renovations. Our knowledge and experience of both the planning policies and building detailing allows us to offer comprehensive architectural services.

We have the ability within the team to prepare sketch development cardboard models and Computer Generated Images, CGI’s, to aid the design process and also to form part of the planning submissions.

Specialising in residential, commercial and educational projects we have successful worked on sensitive sites and on listed buildings of varying complexities. Depending on the project we often prepare an overall working programme as part of managing the project.

Whether you plan to construct a residential extension or new office premises, constructing a building can be a complex undertaking with many aspects requiring consideration. As Chartered Architects we are able to offer comprehensive advice to guide you through the Legislation, offer creative and imaginative design solutions and administer the construction of your building.

SURVEY & FEASIBILITY

To enable the designs to commence any existing buildings and /or the site will need to be surveyed to provide an accurate record of the existing properties or topography.

Our surveys can also establish such items as heating and electrical capacity, asbestos, the Equality Act, rights of light and party wall legislation if required.
Our Feasibility Studies take the form of a report assessing the site, establishing utility services, potential planning issues and constraints, buildability under cdm regulations, identifying consultants required to make a planning application, massing and form sketch design.
A pre-application submission to the Local Authority can be relevant.
An addendum to the report may include a Visual Impact Assessment (if the site is within the AONB or Conversation Area), cost and budget analysis, CDM considerations or structural appraisal.

PLANNING

We have extensive knowledge of the Local and National Planning Policies to demonstrate to the local planning authorities that our developments are high-quality and make a positive contribution to an area.

Under the General Development Procedure Order the majority of planning application must be accompanied by a Design and Access Statement for Outline Permission and full applications for Planning Permission including List Building Applications (Heritage Statements).

Our explanatory drawings include rendered elevations and photographic visualisations.

Consultants likely to be required to complete planning applications would include;

Arboriculturalist; If Tree Perseveration Orders are attached to trees on the site or if the site is within the Conversation area
Ecologists; any existing buildings then ecology habitat surveys may be required
Archaeologists; if the site is close to a historical monument, burial or finds
Acousticians; if the site is in a sensitive area, close to a source of noise (railway line or inner city area)
Flood Risk Assessments; if the site is within a flood zones or if the site area is over 1 hectare
Structural Engineers; alterations to a list building or a Class Q prior approval may require a structural report
Landscape Consultants; A Visual Impact Assessment may be required and a must if the application relates to NPPF Paragraph 79
Quantity Surveyors and VAT experts; to help undertake the financial aspect of the project

DETAILED DESIGN

What remains constant is our knowledge and application of the Regulations, to enable both the designs submitted for planning and initial advice sought from clients, to be based upon feasible solutions.

We are able to undertake working drawing packages for both Design and Build and for Selective Tendering of the contractor.
Our office procedures enable members of staff to maintain current and up to date with the latest and proposed changes to the regulations.
As architects we are able to issue Contract Certificates, Professional Certificates used by mortgage companies and administer instructions relating to the works.
Our project architects have extensive knowledge of Contract Administration under a variety of forms of building contracts.
We are successful administration site contracts from £100,000.00 to £10,000,000.00

CONSERVATION

A selection of listed building projects the Practice has undertaken to demonstrate the breath of our work. Our projects range from renovations and extensions of listed buildings from Georgian properties in Bath, County Houses in Wiltshire, Dorset and Somerset.
